The bulkhead repairs are moving right along. The concrete cap is considerably larger than we anticipated, but to incorporate the shoreguard and posts into the cap, the size had to be increased. The was no upcharge for the additional concrete.
 Jerry has installed four pet waste stations that Nancy(604) said she would fund for us. Now if we can just get folks to use them consistently. Thank you Nancy.
Jerry saved us an electrician charge when he was able to do a great job of installing this additional lighting on the cabana to light the area between the pool and the sidewalk. The light will be on a dusk to dawn light sensor.

Just when things were going along well. one of the pumps in the lift station shut down on last Friday. PEECO has pulled the pump out to take it to their shop to see what the problem is. This pump had been going since 2001. I hope it isn't history since a new one goes for about $10,000.
Also today the power went off on all the buildings except the 100 and 700. JR believed it may be a problem with our transformer by the dumpsters by the 400 building.

 This area of the bulkhead was a problem. Through the years the sand had filled behind the shoreguard and bent it outward. The shoreguard had to be straightened or replaced.  With great effort the bobcat did manage to pull it straight.


 After finishing one side, the crew had to do the same process on the north side of the pier. Again, the shoreguard was straightened and money was saved.

He did a demonstration for me and this thing is awesome. He can fly it straight up and all over the place with the joystick. It's all battery powered. He decided to get an aerial photo of all the concrete that has been poured on the bulkhead. It started off well enough, but didn't end well. The winds by the pier were stronger than the drone's ability to fly into it. The result was the wind took the craft over the HEB area and out of sight. Pat went over to HEB to ask to be allowed to look for it and they obliged. However, it was not found and now likely resides at the bottom of Copano Bay. Likely an oyster boat will pull it up and think they have something from outer space.

Also today I heard that condo 202 will go on the market later this week. Cheryl said they are asking $299k right now, but will ask more when it is listed. This condo has been  re remodeled. Steve and Cheryl did their own extensive remodel after Rob had done the customary remodel job. It is extremely nice.

 Work continues on framing in the new bulkhead concrete top. The shoreguard and posts will be encapsulated too. We may be able to put a curb on top of the piece leading to the road to accommodate the fence extension of our new gate.
Each plywood section is being cut independently to form the base of the concrete top.  One problem is that the shoreguard rises in elevation as the wall goes north.

Work has begun on the improvements to the land around the pier. It was scheduled for completion in 15 work days. So far I've seen about three as the weather here is about as bad as it gets. Yesterday I woke up to 30 degrees on my deck. Right now it's up to 33.
We did received all the required permits from the GLO. They are charging us for last year when we did not have an active permit as well as this year. The total check they requested was for $5928.40. Of that our Phase I portion is $2189. Sea Shell Shores and Phase II was pay the difference. Sea Shell Shores portion is only for the breakwater.
Watching the weather in the rest of the country, I would have to guess that we will have more winter Texans next year. If fact, some may have decided at the late date to come this year. I'm seeing more cars on the complex this month than I saw last month. I checked the link for the Coastal managed condos

and it appears all 12 of their Kontiki condos now have an extended stay guest. This extra capacity be the reason the lift station had its first hiccup today in quite some time. One of the capacitors exploded. Fortunately, Jerry found an extra one in the shop and installed it. That saved a big bill from PEECO. I don't think they have ever come out for a service call that was less than $500.
