Kontiki Board Meeting 11-07-06

The board met for less than two hours on Tuesday morning. All board members were in attendance with the exception of Scott. Guests present beside myself were Rob Mabe, Darlene Rhodes, Ardath Bruner and her sister Joan, and Ann Killingsworth.

The board voted to reinforce the bulkhead at eight-foot intervals with the bid awarded to Kinsel Docks and Piers for a cost of $9900.

They discussed the HEB fence and no one knew exactly when it came down or the circumstances. The consensus was to take no further action. Richy would like to find out more.

A vote was made to replace the pool fence with a new wooden fence for just under $5000. New information indicates this may be changed to an aluminum fence and installed very soon, perhaps tomorrow.

Exterior lights in front of the buildings will be replaced for a cost of $46 each plus installation and bulbs. There are 97 fixtures.

Richy probed the depth of the channel on Monday and concluded no more accumulation of sand is evident, but some additional work by Moose is still in order. Moose is still said to be building a barge and will come to finish our job.

Landscape proposals were considered. Reasonable proposals were received from Jerry and Big John’s. The board asked Rob to refine the specifications of expectations for the landscaping and seek bids.

The new decks behind the 300 building were discussed. They will be modified to use a single set of stairs and the railings reinforced.

One thousand feet of new skirting has been installed.

The rotted pier posts under the buildings will be addressed soon. Rob said he looked under the 600 building and saw two in addition to the two previously identified to be in need of replacement. You may recall this was the subject of our litigation in the mid nineties. We have money left from that settlement to replace posts as they continue to rot from the inside out due to insufficient creosote treatment prior to original installation.

No items concerning the current budget or the 2007 budget were discussed. Karra will work on the 2007 budget to be presented at the owners meeting at 9 a.m. on Saturday.
