Randy Schulte shared his report from last weekend. He says,"Went down Friday afternoon until Sunday. Mosquitoes are atrocious.
Only fished Saturday morning, Long Reef, Paul's Mott and Long reef bend. I threw piggy perch and my son in law a gulp shrimp. He caught the usual three throw back trout and I was shut out on perch. Sunday was a beautiful day, light wind and SUNSHINE! I am getting pretty frustrated with the fishing. I need to get better or sell the boat!
My 2 year old grandson fell in the boat channel in front of 401 but his dad reached down and pulled him out without going in himself. The kid was not paying attention and backed over the sidewalk. He may be more careful now. I was expecting it at some point. Had to have the sewer worked over again, the wife heard gurgling when she arrived."
A guest told me that the pier was the place to be last Thursday night. He caught nine keeper trout. Another friend got his limit using free lined mullet near St. Joe just south of Paul's Mott.
The June financial report arrived in the mail today. For the month we were $2,933.53 over budget. The item most over budget was repair and maintenance of grounds that exceeded the budgeted amount by $5,160. Pest control continues to exceed the adopted cost. For June it was more than 200% over. The overall association equity has increased from a negative $6,559.94 at the start of the year to a negative $40,278.49 at the end of June.

I visited with Becky Debaun recently. She sent this picture of Stewart and Angel. Angel is six years old now.
I have mentioned before that Google collects some data on logins to their sites. As of last week this site has seen logins from 120 unique visitors. Last week there were visits from 10 Texas cities and 9 states. There were 65 logins from 39 people who read an average of 4 posts. The states with visitors were from all over the nation including California, South Dakota, Minnesota, Pennsylvania, Michigan and New Jersey.
The pier damage has been repaired. Justin and his crew were able to complete it last week.
The fishing reports continue to cite the abundance of fresh water as a deterrent to good trout fishing. Randy(308) reported on his trip with the following,"Hooked them through the head(DOA)like a live bait. I had asked a young man working at Tackle Town if he thought the gulp or DOA shrimp was better. He said the gulp in his opinion because of the smell and he did not think the color really mattered. Most of the bites seemed to come as we drifted back to within 50 yards or so of the intercoastal, not too much farther out. We had an east wind for the most part and very cloudy.
Luckily I have a very good boat for Estes, I can raise the motor and
idle along easily in a foot of water and not really damage the grass. The flip side is I don't have a good boat for busting across the bay in rough water.
We had trouble with the sewer this weekend. Heard gurgling Saturday and
reported it. The girl handed me off to her superior at the office and that lady started by saying the owner of 308 is not in the rental pool but they would get someone out anyway. I told her who I was at that point. In the end the
entire 300 building had a problem. They did not do much good Saturday and Sunday had to come back out. At this point I had backup in my tub about 2 inches deep. Gross! I don't think they will charge me for the plumbing service since they did not back in March for a similar thing."
Randy returned to Estes this past weekend and tried Gulp and Piggy Perch. They finished with three throwback trout for two days of fishing.
I did have another call from an investor friend today who said he has been in contact with Nancy Jacobs to see about buying some property in Rockport and possibly Kontiki. I believe he is interested in buying several properties. At this point I know of only four that are on the market at Kontiki, but as they say, for the right price everything is for sale.

Here is an update sent by Mike Piwetz(108)about the outcome of their fishing trip that I had posted about last week.
"Our fishing trip did not turn out as well as hoped. We were scheduled to go Tuesday morning, but rescheduled to Thursday because of the weather. On Thursday, my guide's boat refused to start, so that trip was a nonevent. Three other boats went out for our family on Thursday and worked very hard for a few fish. The best boat (4 fishermen) had 8 reds and 8 trout,with three of the reds having to be tagged for oversize. I went to Turtle Pen on the kayak Thursday afternoon and caught a couple of keeper trout. Mostly after that day we watched it rain."
I had never heard of a guide's boat not starting, but I guess it happens to all of us.

The Thursday morning storm had a lot of wind with the rain. One boat had some damage and our pier got the worst of it. It is had to tell from this picture, but the whole center of the L is lowered. The supporting beams under the deck were only nailed to the pilings and not through bolted. The stringer beams integrity failed and the deck could not be supported. I don't see how it can be repaired without removing the deck. The water here is eight feet deep and that adds to the problem. We did get a good price when this was built almost two years ago, but you know how that goes about low bid. I didn't have my camera with me on the boat or I could have taken a picture from the end to show the extent of the damage.
Another 4th of July has passed and all is well. Parking was not a problem. The rain gave us a slight break. Even the wind wound down for a while. Jamie, the onsite rental management desk clerk had decided that fireworks would be banned for their guests because of the wind, but when the wind relaxed at dusk, she lifted the ban and the show went on. Rain started at 10 pm and the show was over. The Corpus show was delayed a day by the rain.
The cost of gasoline has made our parking lot a target for gas theft. Otis(604) left his pickup next to the tennis court and when he returned the tank was empty. Now he has installed a locking gas cap. I hope the boats don't become targets because they hold more gas than cars do.
Very few boats were able to get out this week. We went out Thursday evening and found a lot of trout at marker 25 at Long Reef. The bad news was that we did not get a keeper, but nearly every trout was over 14 and 1/2 inches. I had one good one on and the line went slack. When I pulled it in, the DOA and hook were gone, but the snap swivel was still closed. Now how did that happen? Some trout out there is starting a new fashion trend swimming around with that DOA hanging out of his mouth.
I noticed that Moyra Jardon's house is losing its beach. The sand has eroded out from under her steps in back and the end of the retaining wall has broken away.
Electricians were at work on the lights on the tennis court and security light Thursday and Friday. Tom was able to finally get enough of a rain break to cut the grass on Thursday. He has a new helper named Ron. Tom even came out on the 4th to clean up some of the scattered trash.
The rain took a toll on our parking lot and entrance road. It has been raining for six weeks and any small pothole is now much larger.
Here is an interesting fishing report from Pat Noack(602).
"My brother John and I went out Monday June 25th and managed to box 5 keeper trout drifting along St. Joe with live shrimp. The fishing was pretty slow. The next day. Tuesday, the wind was howling about 30 kts so we decided not to take the boat out. Again on Wednesday, the wind was about the same. We decided to wade fish St. Charles bay. After purchasing a quart of shrimp, we drove over to St. Charles bay. Just as we pulled up to park, I looked out the window and there was a very large alligator in the water right where we were going to wade. So much for wade fishing St. Charles bay. We then decided to fish Copano over by the end of the airport runway only to find out that all the shrimp had died due to a malfunction of the air pump. After that we just gave up and decided to wait for better weather."

I'm trying to catch up on my posts. Last week the data showed that this blog had 45 visitors. The average time on the site was 6 seconds. I have to think they noticed that nothing had been posted in 10 days and exited the site. Actually, the time was skewed upward a bit by several hits from a visitor in South Dakota who read longer. It still amazes me at the data that is gleaned when you log onto a web site.
The new guide reports are posted at www.fishrockport.com (I have a link to the site). I have never seen such pessimism from guides. They are always saying how great the fishing is so that people will book a trip. Right now they must be struggling. The fish are just not there or are just not in the mood to strike. If the guide can't find the fish, what chance do we have. I haven't talked to Mike(108) since their trip last Thursday. Their group went out with four different guides, although one was a kayak trip.
I visited with some guests in 401 who are from Marble Falls. They say they are long time residents and indeed 19 inches of rain fell and the devastation was unbelievable.
I also visited with Barbara Shultz last week. I asked if she had a copy of the Bug Free contract for pest control. She said she doesn't. I noticed in the agenda for the annual meeting last year it was proposed to budget $160 a month for pest control, but since the first of the year we have been billed for $335. I have seen their workers here and they said we were being billed for only the units they treated. Since they don't leave notes for the owner to let them know when the unit has been treated, its impossible to know how many have been done. At one point they told me that they were treating only those units in the onsite rental pool. I guess I need to refer this to Karra and let her figure it out. I need to find out from her also about the security light issue.
I was here on May 21st when a CPL employee repaired the big security light at the end of the seven hundred building. At that time he said he counted eleven security lights in all. I know we have only four. A CPL rep talked to Pack at that time and said she would come out to the property to be sure we were paying for only the lights on the Phase I property. I sent an email to Richy to see what the outcome was, but he asked me to contact Karra.

I visited with Justin yesterday. Richy had told me that any maintenance or repair issues were to go to Karra. Justin said that Karra just sends them to him and he doesn't mind if owners communicate directly to him. His email address is schmidt5777@hotmail.com. Justin said that he knows of three roofs leaks. Rivercity Roofing has not been responsive about repairs and if they don't respond this week he will seek another company to do the work. I told him that we still have a lot of lights out including the security light by the boats and the tennis courts. He said that an electrician was here last week and he will call him back. He also said that Alan no longer works here and a new person has been hired for property maintenance. This week's Rockport Pilot posted an opinion poll question asking if it is hard for contractors to find good help in the Rockport area. To date 80% have responded yes, it is.
I have to say Kent Boyer(206) knew what he was talking about when he wanted to bet me that he could sell his place within two months. The word on the street is that his buyer will close with him in two weeks. Another owner told me the asking price was $306,000. It has to be the best two bedroom around. Robbie did a great job of remodeling and it looks great.
This picture shows how our breakwater is coming apart. The shoreguard was not properly lag bolted to the whalers and is vibrating and moving upward. The sand will migrate under the uplifted sections and refill our channel. There are two more sections like this one. A crew from the company that repaired Richy's bulkhead came out in late May to repair the problems. The foreman told me that we were looking at about $1300. He said he had cleared it with Justin and it would take about three days. Later he said that Richy told him to complete only the first day's work and that was to be all to be done. I don't know what happened, but the longer this continues, the greater the final repair cost.
I know we shared the initial construction costs three ways, but I never saw in the contract any language about the continued repair costs that are going to occur with a project like this. I hope it was understood that we will continue to share the cost.

These are photos of Lisa and Otis Stech(604) from their trip to Costa Rica. Here is what Otis had to say-"We released all the fish we caught and only measured the Blue Marlin as I'm having a mount of him/her made...143" long, estimated weight--475#. The Sailfish in the picture weighed well over 100# as did many we caught. Never did hook a Roosterfish which was the other species I wanted to catch and get mounted. The Sails were caught on Ballyhoo and the Marlin hit a Bonita which was about the size of a "keeper" Redfish."
