Weekly notes from Lina.


- Monitor the breakwater project with Randy Edwards - project started on Tuesday

- Swept up more leaves from the avocado tree of 601 - the tree is starting to look very bare - hope it survives

- Wash away ant piles along the 700 building

- Contacted Brad of B&R Electric regarding the photo cell that will not turn off the lights on 100 and 200 building - Troubleshooted and cancelled Brad to come out

- Filled in holes near the mitigation and crossbridge, corner sidewalk near fish cleaning stand and sign, near flood light behind 308

- Moved 404 small boat back under his condo

- Shoveled the sand/grass under the gazebo near 308

- Painted caution yellow on the wood step near the crossbridge

- Sprayed weed kill on 600, 500

- Pulled weeds and dead plants out of flower bed at front entrance area

- Fix gate under 210 on bayside as hinges rusted off

- Changed out flood lights that were out and replaced with LED bulbs

- Spread plant fertilizer on hibiscus bushes behind 700 building - hope they come back

- Weed eat trim line along fence on the driveway

- Weed eat around the sprinklers on the driveway so that they can pop up easier

- Fix an irrigation pipe that was broken on the court yard near the boat parking

- Change out the gate code of the crossbridge

- Went to Sherwin Williams to get matching paint for the buildings to do touch up on areas of the building

- Monitor the reroute of the plumbing that Ralph Torres had done under the 600 building so the piping is not encased with concrete

- Continue monitoring the breakwater project with Randy Edwards crew
- Caulk above bay windows on buildings
- Fix rotten flooring in closet area of 605
- Order new closet door for 605
- Readjust water times on irrigation on courtyard
- Monitor the concrete pour under 600 building by Area Foundation
- Spray weed kill on 300, 200, and 100 building areas
- Replace flood light base in the gazebo near the 300 building

 The contractor for our breakwater work brought a boat and has begun to take the breakwater apart. Some of the old shoreguard pieces could be repurposed.

Lina's weekly notes.


- Cut down plants that turned brown or black from the freeze (note - lantana plants give a bad allergic reaction when touched to both Jerry and I.  We had to file a workers comp claim for Jerry as he had to go to the Urgent Care Center).

- Met with Jose of 3G to over the revised quote needed for the stucco project on the 200 building     - will get back with me later next week

- Followed up with Ralph regarding the progress of the foundation - 2nd pour of concrete was done under the 600 building. The last of the concrete will be poured next week Tuesday.  There are 2 areas that have piping that need to be rerouted because we do not want them encased in the concrete.  Ralph will get them rerouted before concrete is poured. 

- Followed up with Ralph for the beam repair under the 200 building.  He found more beams that need replacement towards the bayside.  The square footage found is 120 x $70 = $8400. These beams that were found are not rotted but were replaced at  one time.  The beams are not installed correctly and most were cut and notched up.  Ralph wanted to bring this up as he does not want it to be left that way and does not want us to think he was the one that installed them.

- Picked up trash in the mitigation area

- Trimmed the bushes on the 700 and 500 building

- Monitored the electrical repair of the bathroom at the office with B&R Electric.  After moving shelves and other items from the wall areas, they were able to find a very old plug that needed replacement

- Monitored the electrical repair of the crossbridge lights - most of the damage occurred when the high tide came over the crossbridge and water got into the junction boxes.  The repaired the corroded wiring but recommend to move the junction boxes to underneath the hand railings.  Brad of B&R will get back with me with a quote.

- Met with Allen regarding the repairs on the pool.  He said that he was moving the ladder over 6 inches and requested for us to not install the ladder.  If a bracket can be installed on the bottom part of the ladder and bolted into the side wall then there should not be a problem with reinserting the ladder in the same place.

- Monitor Area Foundation with the concrete pour under the 600 building scheduled for Thursday. Ralph also will reroute the plumbing exposed under 607 and 608 so that it is not encased in concrete
- Leslie's Pool said the ladder will be in this week.  I will pick up and discuss the bracket for the bottom part of the ladder. If not, will get with the welder who did our birdhouse poles.
- Fill in holes near the crossbridge and mitigation area
- Follow up with Steve of Peninsula Plumbing regarding cameras for sewer lines

This is the time of the year that mullet become a protected species. They are swarming beside the pier in shallow water.
 The 52 mph wind gusts yesterday blew out the tide to where it should have been all winter. The south wind  tomorrow will likely bring the tide back in.



I have not seen any activity around this work site in a few days. I have never met the contractor so maybe he was working and I just did not know who he was. There is a pallet of hardiboard on the ground so I guess he plans to use hardiboard on the bottom and leave the stucco on top.
It's been over a week and the workers are still at it under my condo. They have found another $1,800 worth of boards to replace that were not found on their first evaluation.

Right now I know of 10 condos for sale. That is sort of a large number for sale at one time. I believe two are under contract.

Work is supposed to begin tomorrow for the work on taking the bad part of the breakwater apart.  What a waste that was 10 years ago. We paid the contractor half of the cost last week. I hope he will show up and start on time.

Lina's notes for this week.

- Pressure wash, caulked, and scrape upper and lower back deck area of 608 & 607

- Paint skirting on back area of 500 and 600

- Install exit gate brackets - may need to order chain within a month or so. When Jerry removed chain from ends a few links broke off easily because of corrosion.

- Filled in holes near mitigation and driveway area

- Replaced and fixed skirting where have fallen

- Replaced flood lights and porch areas that were out with LED bulbs.  Ace Hardware said with 10 year warranty and purchase on file, we can turn them in and get new ones if not past the 10 year.

- Received new sewer machine and uploaded make and model in the inventory list

- Trimmed bushes on 600 and 300 building

- Contacted AEP to come out and fix utility line that broke across the driveway and called to replace bulb that is burnt out on the light pole (Work # 948123987)

- Caulked and touched up paint on trim at office

- Pressure wash front porch areas and steps of 200 Building

- Follow up with Allen Pools regarding a schedule of repair on pool - He said that he just hires Jerry Gill and when he finishes training him, he can schedule us for repair in the 2nd week of February. 

- Followed up with 3G contracting for the revised quote on stucco project - Will get back with me later this week

- Went over expectations with Randy Edwards regarding the breakwater project.  We had designated an area near the boat ramp for him to put any good walers there and any good shoreguard near the 300 building

- Followed up with Peninsula plumbing for scheduling the cameras in the pipe - they said they will follow up later this week.

- Received the new beach dragger and used on the bayside

- Painted some of the exterior walls on the office

Concrete was delivered yesterday to pour under the 600 building. Some had to be transported and placed in the holes by hand. Our contractor came over this morning to tell me they found more damage under the 200 building. Many of the concrete piers poured four years ago are showing cracks and air pockets in the concrete. That contractor has sold his company.

Our new Walmart sand drag arrived this week. This is the first drag we have ever had that was not homemade. This will do a great job of dressing up the beach and it also removes any grass or weeds that try to grow in the sand.

- Called Leslie's Pool Supply for pricing and purchase of pool ladder - same like type S.R Smith VLLS-103S 24" Economy Ladder - 3 Step $442.54 - Will be here in 5 to 7 business days

- Received Ryobi Weed Eater and Hedge Trimmer - Entered serial number and info on the Equipment Inventory list. - Total $341.05

- Used new weed eater on the back of 300 building bay side

- Purchased beach dragger from Walmart - $357.03 (will be shipped between Feb. 8 to 13th.)

- Followed up with Kevin of Rockport Wifi for the contract.

- Followed up with the progress of foundation project with Ralph Torres - More concrete was poured under the 600 building (2 more trucks are needed).  Beam repair has started under the 200 building. Notified the management companies to let their guests know it is very loud.

- Followed up with Breakwater quotes - No response from Smith Jester of Smart Docks.  Recap of 2 other quotes received:

- Randy Edwards - $8500 (Barge is still available now)
Dock Express $16,650

- Clyde Crocker (who is working on the side of 301) unclogged a sewer backup between the 100 and 200 building - Cost $150.

- Request for revised quote from 3G Contracting for 200 building stucco project to include the wall with sliding door and window.

- Scheduled with B&R Electric for repair of lights on crossbridge Jan. 17 and repair to bathroom light Jan. 16th.

- Followed up with Randy Edwards on the repair of the 404 Bay - Discussed with some areas the need to be addressed such as adding another coat of paint on the trim.  His warranty for the hardiboard/stucco repair is 1 year.  We will be monitoring the plaster coating throughout the year.

- Followed up with Stuart Lynn's office regarding letter and pictures for bad foundation piers.  He is currently in his Bay City office.

- Notified owners of possible freeze and had faucets turned on and off when freeze was over

- Notified the management companies of no flushing of wipes down the toilet by their renters and cleaning crew.  Five Star Rentals already has small signs posted in the rental pool.

This weeks agenda
- Almost done with the annual minutes - should be done by Wednesday
- Start up scraping again on the back of 600 building deck areas
- Schedule with Peninsula Plumbing for camera down the sewer lines between the 100 and 200 building first since most of the backup is there - He is busy with fixing pipes that burst from the freeze and will get back with me on scheduling
- Hammer out the oyster shell build up on the stairs on the back of 200 and 300 building
- Trim some of the hedges that need to be cut evenly with new hedge trimmer

Owners may see this  project and wonder why it was not discussed at our annual meeting. This is not an HOA project. This owner hired his own contractor.
We are ready for the next sewer blockage. This big thing even has a wheel on the top handle so it can be tilted and towed to where it is needed. It also has a lift belt to climb stairs or curbs or sidewalks. I'm sure we will need it for spring break.
We had one of our utility lines come down on Tuesday. Usually, AEP comes out when they get around to it. This time they were here in 15 minutes. They tied it up, but did not complete the repair yet.

We have been having almost weekly sewer backups. This one Monday was bad with the holiday crowd here. No staff were here so one contractor onsite came over in the morning and dug a ditch so the effluent could drain away. Another onsite contractor came over late in the afternoon to open the clog. He only charged $150.
We are looking to buy a large sewer snake for about $2000 to do a really good cleanout so this does not continue.
Today was one of the coldest days I've seen here. It got down to 24 this morning. We had to let some faucets drip and this ice is what we got.
